The Complex Journey of Home Extensions and Renovations: Our 8-Step Process for a Seamless Experience

With the rise of TV renovation shows, it’s easy to think that extending or renovating a home is a simple, straightforward process. In reality, what we see on screen is a highly edited version of a much more intricate journey. Behind every successful renovation is a comprehensive and meticulously managed process, often involving over 100 steps, to ensure the project is completed on time and within budget.

At Nomad Built, we understand the complexities of home extensions and renovations. Our 15 years of experience have led us to perfect an eight-step process that guarantees every detail is addressed, every challenge is managed, and your vision is brought to life with precision.

Our Eight-Step Process: Ensuring Perfection at Every Stage

1. Enquiry

Your journey begins with a conversation with Jake, who will ask general questions about your project, including site details, design ideas, and timeframes. To gain further clarity, Jake will send you our Initial Enquiry Questionnaire. He’ll also schedule a Discovery Call, noting any questions you might have for deeper exploration during the call.

2. Discovery Call

This guided session is your opportunity to clarify your ideas, understand potential challenges, and discuss budgets. Jake will provide insights into how we can help achieve your desired outcome, saving you weeks of research and avoiding costly mistakes.

3. Site Visit

Jake will visit your property to gain a deeper understanding of your vision and assess the site. He’ll either validate your plans or suggest alternative design ideas and building methods that might be more suitable. You’ll receive a Preliminary Agreement outlining the next steps and an option to secure a timeframe for your project.

4. Preliminary Agreement and Concept Plan

With a deposit, we engage our architect to produce a concept design. We may also involve other professionals for a Site Survey and Soil Test. We’ll perform general scoping to provide an indicative budget for your review.

5. Refined Design

Here, your ideas take shape on paper. We’ll assist you in finalising your plans and selecting finishes, fixtures, and fittings. We’ll arrange for Working Drawings, Structural Engineering, Council Approvals, and Certification, culminating in a Final Proposal. Once the balance of the Preliminary Agreement is paid, we prepare a detailed Contract ready to begin the build.

6. Agreement

Our detailed contract ensures clarity and avoids misunderstandings. We’ll walk you through every line so you know exactly what to expect. Upon deposit, we’ll schedule your project, including supplies and labor.

7. Construction

This is where your vision becomes reality. The construction phase includes site preparation, demolition, structural building, exterior work, plumbing and electrical services, internal finishes, and landscaping. We’ll conduct a comprehensive Quality Assurance Review to ensure everything meets our high standards.

8. Handover

A final inspection and formal certification ensure everything is completed to plan. You’ll have the chance to inspect every detail of your new home with us. Any issues, no matter how small, will be rectified immediately. We’ll provide manuals and documentation, hand over the keys, and give you an ongoing Inspection Sheet for future notes. We’ll return after three months for a follow-up check and are available for support for as long as you live in your home.

At Nomad Built, we are committed to delivering a seamless and satisfying renovation or extension experience. Our eight-step process, refined over years of experience, ensures that every aspect of your project is managed with the highest level of professionalism and attention to detail.
